Beach House Design

I have a property in Panama City Beach, FL www.vrbo.com/228786
I have all the plans and set backs for what I can build. I have also contacted the county for all the new building regulations for the beach.
My goal is to pre-sell the house with a new design and put signs out front with a great picture of what is being planned. I have been trying to do it with Turbo Floor Plan 3D and it is more complicated than I thought.

If someone can design me a cool 2 story beach house, I would give a week for free to vacation there.
